Not surprised.  I was recently across the street from one on a Saturday evening
and there was not a single car in the parking lot.  Lights on, employees inside.
Just no customers.

Sad because I have good Pizza Hut memories from childhood.

Pizza Hut was the cool place to hang out in the 80s, but lost its way long ago. I can only think of one location around us that has kept strong, thanks to local management & lunch buffets. They closed our nearest store last year, moving from the busiest corner in town to a hole-in-the-wall in an older strip mall on a secondary route, take-out only. The old location just reopened as a Starbucks.

Bristol and Southington, Connecticut both lost their dine-in Pizza Hut locations in early 90s when Yum Brands bought the company from Pepsi. The Southington location in the Queen Plaza was bulldozed for an Outback Steak House. After a compete remodel Outback lost its "Ames" green roof in 2018. Southington went onto have a Pizza Hut Express inside Taco Bell for a number of years. They took out the Pizza Hut Express when a delivery/carry out Pizza Hut opened in a portion of the former Hollywood Video. The were only open for a few years. (Less than 5 I think).

Bristol's dine-in Pizza Hut was located in a freestanding building in the Northside Square Plaza at the corner of Route 6 (North Street) and North Main Street. I believe the building has separate ownership from the plaza and I believe the address is actually Federal Street like the Burger King. It sat empty for more than a decade until the bank that was located in the nearby Shaw's Supermarket closed and moved into the Pizza Hut building. After several name changes the bank is now Santander.

In early 90s - I want to say '91 - Bristol got a delivery/carry out Pizza Hut in the Annex Building part of the Bristol Commons Plaza. The Annex was built in '91. It closed around 2016 or 2017 and still sits empty. It's around 1,300 square feet.

Several Pizza Hut dine-in locations in my area have shut down and the buildings repurposed.

Carnegie, PA - currently the site of 99 Bottles, a beer bar and specialty bottle shop.

Curry Hollow Road in Pleasant Hills, PA - housing a medical clinic

Route 88 Walmart Plaza, Bethel Park, PA - open as a Chinese restaurant, the Rice Inn.
(the Pizza Hut relocated to a takeout only location in a shopping plaza just up the road).

Buttermilk Hollow Road, West Mifflin, PA - building was torn down, property now a used car lot.

The building at the Buttermilk Hollow Road location is actually still there they actually built an addition in the back everything else you described is true.

Quite a few on there, but not all of them are there (at least not in this area).
