What could fill different vacancies in Connecticut

WATERBURY:

Former Linens N Things 950 Wolcott Street - Bed, Bath, Beyond

Reason: Nearest Locations to Waterbury are 14 miles away in Southington and  26 miles away in Torrington.

SOUTHINGTON:

Former Valenti Jaguar (Jaguar Southington) 480 Queen Street - Rip Down the Building and Build a Sonic

Reason: Currently Sonic's are only being built in Wallingford, Milford, and Manchester.

Former Ruby Tuesday 835 Queen Street* - Red Robin

Reason: Red Robin wanted to build a restaurant in Southington in the new Target/Lowe's Complex, but the town was giving them issues with how the building had to look and how it had to be faced so they canceled that idea. With an existing building that should eliminate the problem.

* Ruby Tuesday isn't vacant yet, but it supposed to close with-in 12 months.

Southington Plaza aka Shoprite Plaza 750 Queen Street*

*This idea requires moving a few things around.

You take the former Bernie's space and combine it with H&R Block's current location and you put in a Border's Book Store.

Reason: Nearest Border's Book Store is at the Meriden Square Mall 13 miles away.

You take the former Stawberrie's Music Store and combine it with Casual Curtain's current location and you get the new location for H&R Block.

You take the former KB Toys and put in Hometown Buffet.

Reason: Nearest locations are in West Hartford and Waterbury.

Casual Curtain ends up moving into the former Play it Again Sports in Queen Plaza near Bob's Furniture.

BRISTOL

Former Shaw's Supermarket 325 Oakland Street at Route 6:

Subdivde between Bob's Clothing Store and Trader Joe's.

Reasons: Bristol needs another clothing store. A traditional supermarket won't work in this spot due to it being next to Price Chopper, so I went with a specialty grocery store.

NEWINGTON

Northwood Plaza: This plaza is in a real mess right now with ownership so it's not going to be easy to get businesses here in the short term. However, let's say things get better and a new owner purchases the property, the old Food Mart would suit a Geissler's (or any IGA type store), Highland Park Market or ShopRite (although ShopRite had their opportunity with the Shaw's off the Turnpike, so I don't think they are interested in Newington). Nothing big, but they could expand the Food Mart space over to the former Market Square Pharmacy space. As for other spaces in the plaza, there could be a dollar store or card shop in the old Hallmark store, and a few offices could go in. Maybe H&R Block or small business can fill a spot. I don't believe Newington has an H&R Block. As for People's Bank, if they don't want to build a new freestanding building in the plaza, they should move up the road to the old Krispy Kreme/CitiBank building on the corner of Main and the Turnpike.

Former Krispy Kreme/CitiBank building: See above.

Former Circuit City: I was thinking towards a PC Richard and Son's electronics store. They have expanded in to CT and it's only a matter of time before they look at the Berlin Turnpike. A second choice would be a Marshall's or TJ Maxx.

Former Office Max/Office Depot: Not sure what would be good here, but it's a great location. A smaller Marshall's would be nice here, but the size of the store best fit an office chain. Maybe an Old Navy or Bed, Bath and Beyond would fit.

Former Bernies: Not sure what would be good here either. It's not located on the main hub of big box stores on the Turnpike, rather near many specialty businesses, motels, etc. I'd have to think about this one carefully.

Former Applebees and 99: ANY restaurant that's not already here would be perfect in both spots. The Turnpike is one of the most successful retail areas for restaurants. Every restaurant is crowded almost every night. I'm surprised none have snatched up the Applebees spot. I'm hoping for Olive Garden or Red Robin. Buffalo Wild Wings was rumored to go in Applebees, but nothing has materialized as of yet.

BERLIN:

Webster Square Plaza - Bulldoze the entire thing and start over.

Shoprite
Marshall's or TJ MAXX
Bed Bath Beyond
A Dance Club or Sports Bar
Harbor Frieght Tools (They can be part of the new plaza)
Other small stores

I dunno man. From the posts I've seen about the chain, it doesn't seem like they're investing money in their stores. And it seems to be hurting from the Stop & Shop down the street.

Yesterday I had the day off from Shoprite. After having lunch at Century Buffet I had around 5 1/2 hours to kill before I had to be at work at Illusions Dance Club in Wolcott where I DJ'd the Coyote River Band Concert. Anyway I spent 3 hours coming up with how I'd redo Shoprite Plaza in Southington with a better class of stores and businesses. And of course a face lift to the plaza.

The Former KB becomes a relocated PETCO. - Their existing location in the plaza is old and rundown.

The new Moe's Southwest Grill stays in place.

Casual Curtain Home Furnishings stays in place.

CVS becomes Lane Bryant and a relocated Cost Cutters Salon and relocated GNC.

Shoprite stays in place.

Moon Nails stays in place.

Cost Cutters Salon/Luen Hop Chinese Take-Out/GNC becomes Panera Bread.

Town Fair Tire and Petco becomes Talbott's and Hometown Buffet.

I-Party becomes Jos A Bank Clothing Store, Yankee Candle, and a relocated (from across the street) Subway.

H&R Block and the former Bernie's becomes Border's Books.

A new free-standing CVS can be built on the property. A new building 16,000 Sq. Foot Building for a larger I-Party and H&R Block can be built on the property as well. (Or it can be just 10,000 Square Foot for a larger I-Party and H&R Block can downsize and move into the old Dollar Tree in he Plaza where Bob's Furniture is).

Town Fair Tire has several locations they can relocate to. I'm sure they could build bays onto the old Hollywood Video or buy the old Jiffy Lube. There's also vacant land with a long abandoned crumbling building across the street in between Bob's Plaza and Beijing Chinese Restaurant. They could buy the old Jaguar Dealer Ship. Or there's the former Erica's Diner and rundown strip mall across the street from Price Chopper they can buy demolish and build a new store at.

And Luen Hop Chinese Take out can relocate to Patten Brook Plaza. The former In-The Mood Porn Shop is available. And there's also a vacancy next to Wireless Time and Enterprise Rent-a-Car.
