I blame the internet with more people shopping online as oppose to driving to an actual store to shop hence why malls are dying.

That's absolutely a factor. The regulatory climate overwhelmingly favors e-commerce over bricks-and-mortar retail as well. Amazon only started charging sales tax in all states earlier this month, years after they became firmly established everywhere.
