Title: If you build it, they will come?

My friend and his family own 9 acres of land on Route 69 in Wolcott, Connecticut. Right now there is a 20,000 Square Foot Building on the property that houses a Country themed Dance Club. Business has been dwindling the last few years and his parents are getting older. They're going to look at selling the property sometime in the next couple years.

Anyway my friend hopes a big developer will buy the property build a Big Y or Stop & Shop. He believes that once there is one big business in Wolcott others will follow. Obviously you can build several stores/restaurants on 9 acres of land. My friend also says the mayor of town was recently on TV and in the newspaper quoted as saying he wants big business to locate in Wolcott. Once the property is sold the owner of the abandoned bar across the street is planning on putting his property on the market. Then possibly the strip club next to that.

What do you guys think? If you build it, will the come?
